that depends on whether you tear or own your house really - if you rent and the carpet not yours then its the buildings cover or the landlords contents procedure which will cover them.
if you own the house then usually contents.
I work for a big insurer and we get asked this all the stretch!

Asbestos Found During Insurance Repair, What Is The Impact To Me ?

I own the leasehold on a two bedroom dead. A leak from the flat above has led to a buildings insurance claim. The builders started this morning and have found suspected asbestos. The move of this, to complete the repair, is covered.

Asbestos was not mentioned in any documentation when I bought the hallmark April 2006.

My question is what impact does this have on my ability to sell the flat and if the freeholder converted this like a shot in 1995 do I have any comeback to them ?

The subject is, asbestos when left alone isn't really all that bad. People just love to freak out over everything. If it is in a concealed unearthing where it isn't being disturbed by the inhabitants, it shouldn't be a problem.

If you look back at actual documentation, the people that got asbestosis were all in all people who worked in asbestos (cutters, installers, etc). I've never heard of a schoolteacher who worked in a train that had asbestos ceiling tiles getting asbestosis or anything like that.

Many of the older commercial buildings you range about in through every day STILL contain asbestos. It's really not a big deal.

As far as selling the flat, the biggest complication is that people are ignorant to the facts. They hear all this horrid stuff on the news and Take over that the worst of it is true, and a lot of times, it is not. It's like all these idiots that spent billions on Y2K, reasoning all of their computers were going to break down, and all of the power plants would shut down, etc etc. People were out stocking up on viands, fuel, water, etc. Some people were just d*mned near histerics. It was unbiased a bunch of crap blown out of context by the media.

Knowledge is power. Get yourself wise about asbestos and you'll figure out what many others of us did a long time ago.... its no big deal.... With the freedom paperwork in hand, so you can properly inform a potential buyer about the truth of asbestos, I don't see a emotionally upset reselling it. Hell, I'd buy a house with asbestos in it......

And no, as long as the asbestos is properly concealed, I don't see you having any comeback on the guy that remodeled the position succeed in 1995, providing that all the asbestos was properly concealed. If there was something which contained, or was covered with, asbestos that you could acquire a win in contact with on a daily basis, then you'd prolly have a leg to stand on.. But if it's concealed behind spread and/or sheetrock, naw, I don't see where there is any liability on anyone's part because it isn't a problem.

If I Make A Claim On My House Insurance How Much Will The Premium Go Up Next Year?

4 or so slates came off my roof in the gales and about 9 slates have been dislodged on the gable end of the roof. I have been quoted a tow-haired sum from a roofer to do the work. I'm assuming my insurance quote will go up next year, if so by how much approx? The roofer will be charging £450 and my superabundance is £100. I pay approx £200 a year for my buildings insurance. Please advise if you know.


Your high-priced should not go up specifically just because you make the occasional claim. After all, that is what insurance is for.

Also, the incident was totally beyond your control, so it would be unfair to penalise you. What could you have done to have prevented the harm? Nothing.

However, if your bicycle kept getting stolen, or if you had a habit of claiming for your damaged tv, vcr, dvd, camera, transportable, watch, ipod, etc, then your insurance may take a dim view, and try to dissuade you from making future claims for these incidents.

There are three ways they can do this. Firstly they can slay that particular section of your cover, ie. refuse to insure your bicycle, or remove the unwitting damage cover.

Secondly, they can increase your premium, but this doesn't really drudgery because the customer then starts claiming for absolutely every minor incident that occurs.

The third and most appropriate method is to increase the excess. That way the customer doesn't feel bitter towards the concern for increasing their premium, and the customer is only penalised if they have any further claims.

Anyway, it shouldn't affect you in this standard.

Home Insurance Claim.?

I'm half way through a accommodations insurance claim after a flood in my flat caused by a leak in the flat above. Buildings insurance has covered the damage and will in due course (hopefully) be paying me back for my 2 1/2 weeks in a hotel while repairs were carried out.

At the prematurely of the flood i had to take a day off work (as holiday) to recover property, and another day off to move into the hotel. So 2 days that i would have spurt more effectively. Apparently i cant claim for these days as it is "circumstantial". Anyone else had experience with this???


Are you foolproof they didn't say consequential loss ?

You cannot claim for this, or any other impact outside the direct damamge, unless you have precise consequential loss. We have this for our B&B for example, if we have a flood, we are covered for loss of earnings.

Consequential shrinkage is excluded because it could be unlimited.

"I usually buy my lottery ticket but had to stay in because of the overflowing and thertefore didn't win the lottery" type of claims would appear.

Penitential, but its likely to be quite clear in the small print T&C's

Has Anyone Ever Claimed On Buildings Insurance For Leaking Underground Water Pipes And Also Disruption? UK?

Hi all - that miserable feeling when you realise you have a leak and its between the meter and your property - yep I have that...

So I am wondering whether anyone has claimed on Buildings insurance for the assessing, tracing, locating (Digging) and put of said leak? As I understand my buildings cover should cover this (excess payable).

Not unshakeable where the leak is having only found out we have a leak (Stopped mains and dial is spinning away plus we have employed an unreasonable amount of water in a very short space of time) We do know its between meter and the internal conclude cock. But thats 3 different rooms and a driveway in between! So somewhere along the line....theres a leakage.

Also anyone else who has had this problem....how was the pipe repaired and did they dig internal floors and the driveway up to fix?

Any info (Aware of) would be most appreciated. I have turned all water off at the meter now to stop another load of water seeping off somewhere...


I had this quandary on a job, the house in question was built on a concrete raft as the ground was unstable when the view was built. The main had burst at the point that it entered the dwelling the copper hookah went into a clay pipe duct and had chafed on the edge of the pipe. The still water board will trace the main and give you some guidance to the point of entry. You are normally gifted to see signs on the surface when water is leaking and you also should be hearing a noise within the property when things are soundlessness.
As for claiming, Insurance companies tend to pay for the damage done but not for the repair. A new water main is not that dear, the pipe is plastic now and the main expense is the excavation across the garden ( 30" 750 mm below outside min. ), you could just renew it to your boundary and join onto the existing pipe. If its an old hero main then the water board will normally connect it free as a lead renewal.
The other attribute you asked you can join into the cold water pipework at any point within the house so don't improvise that you have to get back to the existing main internal stop tap all you do then is to cap the old supply point at the stop tap.

HELP Me,I Have Owned My Own House For Two Three Years And Been Paying Buildings And Contents Insurance.?

I have a moment ago recived a large bill from a company saying that i must pay them the buildings insurance.I have checked and this is true it is in the terms and conditions of the gound tear lease.So i have paid the wrong company for three years! Can i try and claim the money back i have wrongly paid to the edifice and contents insurance company?

Can I Claim Video Camera On Insurance?

We recently moved bordello and borrowed a works van to move our stuff. My boyfriend left our video camera in the front of the van and forgot about it and thinks someone from his m has stolen it. Can we claim the camera on insurance. I have buildings and content insurance.
It was a Xmas present so we have no receipt.
He did ask around, but a lot of people obtain the van, friends of friends borrow it etc. he did ask the guy who is in charge of the van but apparently nothing turned up.

Storm Damage - Insurance Claim?

Due to the up to date high winds, we have lost 3 or 4 slates from our roof. Will the repairs be covered under 'barrage damage' in our buildings insurance policy? If not why?


You will almost certainly find you have no muddle with the claim. It won't be particularly expensive and the vast majority of current storm damage claims will be paid without much examination in view of the number of cases they'll be dealing with.

It's a genuine claim caused by a genuine raise the roof. You will not have a problem.

I Am A Leaseholder - Can I Claim For Accidental Damage To A Built-in Hob Under My Contents Insurance?

I own a post-haste within a block; I have a leasehold agreement as opposed to a freehold. I only have contents insurance as the buildings are insured by the freeholder.

Recently I accidentally dropped something onto my built-in cooker hob and smashed it. I have tried to claim under the unanticipated damage section of my contents insurance but it has been declined by the insurer on the grounds of a built-in hob is not part of contents as it is not moveable.

Should I advance the freeholder and ask to make a claim under his buildings insurance? If his insurance does not cover for accidental damage then do I have a valid claim under my contents? If not, what should I do?

My meaning is - how could I have been covered for accidental damage to a fitted appliance when I was not obliged to take out buildings insurance as I am a leaseholder? It seems like an unfair evasion if there is no way of covering accidental damage to fitted appliances if someone is a leaseholder and only needs contents insurance.

I'm no claims A-one, but if you own the leasehold (not renting) this sounds very harsh to me.

Most UK contents policies cover 'immovable glass and bathroom fittings' (might want to check yours) a hob seems to at least arguably fit the definition of 'immutable glass'. Treating Customers Fairly (TCF) rules in the UK are very strong a company has to do the 'upright' thing.... they can't hide behind iffy definitions !

I think this has to be worth an remonstrate. I have a horrible feeling that any accidental cover on the 'buildings' cover will probably only relate to prosaic areas.

Best advice I can give is to re-post this in the UK insurance section, there are a couple of cracking experts there.... might even be value drawing your question to the attention of a certain 'vestonpants'... you can find him in the Insurance top answerer's laundry list.

He's a claims expert and a bloody nice bloke to boot, though obviously he only does this out of the goodness of his ticker... it's not his job to answer.

I think you're being given the run-around... if you get really stuck... nip me a line and I'll ask around professionally for you to get a better idea.

How To Check If House Has Insurance?

I have a leasehold on a post-haste in a block owned by landlord who has freehold. He will not give us the buildings insurance details to make a claim and I am beginning to shady there is no insurance. Anyone know how I can check this? Thanks


talk to a solicitor. i bet that would get your landlord to open his mouth faster.
