What Can I Provide For A Rental Insurance Claim For Water Damage?

I do not have receipts and I do not have video but I do have pictures of the items (from a number of things). Can I use this for my claim? I had pipes freeze and burst and the items were damaged but I threw them out because they were so take. I didn't think to file a claim til my landlord mentioned it but the items were already picked up by my scraps company. Any suggestions?
The rental insurance is in my name. My landlord's insurance is paying for the pipes, plumbing, and heating repairs. My belittling property in the storage shed was ruined.


Do you have a occupier's insurance policy (renters) in your name? Or is this the landlord's policy?

If youhave renter's insurance in your name this should be handled . I presume the landlord has proof the pipe was repaired. The claims adjuster would have liked to see the damaged items, but as big as the number & type of items appears reasonable they will process the claim looking at your photos for citation. How Do I Claim My Deductible And Rental Car Insurance From Someone Without Insurance?

What is the most excellently way for me to get my money back (deductible and rental car costs) from someone who caused the accident, but who's insurance turns out to not be valid? She is insured with Geico, however when I called them - they said it is probable that there is something wrong with her policy and they will probably not cover the cost of the accident. I'm guessing she didnt pay her monthly bill, or something correspond to which caused them to void her coverage. Can anyone suggest what I need to do to recover my expenses for the catastrophe she caused?


Legally, your Typhoid Mary is abrogated to your right of recovery. As you may know, this is just for the amount that they pay. However, your carrier has as much right to _anything_ paid by the other human being as you do. So if you collected anything from the other person, your carrier would legally be entitled to at least a portion of it.

You could let your carrier go recovery of the amount they are owed and usually this would include asking for your deductible but seldom will they ask for your rental payment. Also, it's unimaginable that they will collect much of anything.

With that said, about your only recourse is to file in small claims court. This will get you a peice of report called a judgement. It's not money... it's just a judgment. Still no guarentees you will be skilled to collect. If you could/do... I'd say keep it and let you carrier find out on their own if they can. That is just my opinion.

My other recommendation is to make unavoidable the police or at least the state knows that this person is uninsured (if GEICO confirms this). That way the form can suspend the person's drivers license until they pay you what she owes. If the state does not find out, she will extend to drive and cause someone else the same loss you suffered.

Accident Insurance Claim "rental Car"?

i am in a claim because a excited driver hit me. I have received no check on the total loss of my vehicle yet but they are terminating my rental car. HOw is it they can do that!? They say I cant beg this, and that they think they are being fair. What is normal procedure...Doesnt it make sense to at least give the receiver money so they can purchase a new car rather than after the rental car is revoked? Any steps or advice? Just wanted to get a sweeping consensus on this, is this "cheapness" any indication of what to expect on the bodily impairment etc claim? Workign with this insuance agency has been like pulling teeth! and the reps have been churlish and sorely lacking on customer svc skills. How can I effectively negotiate with out this turning into an fracas or a brick wall because they fall back on , it's policy....isnt there such thing as diminishing circumstances? This is my first accident and I m really looking for some solid advice on how to deal with my claim. Tender thanks you so much.

There ARE rules covering how great a rental must be furnished. They are apparently within their rights. Do you have your own car and insurance? Why haven't you let them and their many free (to you) lawyers do the "negotiating" for you ? After all That is what we buy insurance for. If you have insurance, use it !

Rental Business: Insurance Claim - How Do I Let A Contractor Know Politely I'm Not Going To Hire Him?

Hi,
I am a Boniface and have a rental business. Following a wind damage a contractor I called came and did some forceful work like cover roof temporarily etc. The insurance will pay him for that. However, there is more work to do and he provided a bring up to do that too. I decided not to hire him because I learned the insurance is willing to pay me around $10,000 so I fix it myself or hire whoever I want to do it well even if for less.
The contractor was nice to me and did come to the property a few times. How do I tell him my decision professionally without pissing him off?
I covet at least to sound fair. I know I do not owe him anything but still I guess I did give him the impression he will do the other job as well. THANKS.

Can I Claim And Exemption For Taxes And Insurance On A Rental Unit?

I own 2 houses and rent out one. Can I claim the taxes and establishment insurance when filing my income tax? And if so, do I claim it all or a certain percent?


You claim any mortgage interest and estate taxes on your home on Schedule A. None of your homeower's insurance for your personal residence is deductible.

You claim the rental return and all expenses for the rental property on Schedule E. That includes mortgage (and other) interest, property taxes, insurance, repairs and continuance, depreciation, utilities, property management fees, commissions, etc.

If you have any major repairs or improvements on the rental section you add their cost to the cost basis of the house and depreciate it on the same 27.5 year assign as the home itself.

Remember that you do NOT depreciate land, only the buildings and other improvements. And keep careful records of all costs and depreciation as the depreciation MUST be recaptured when you rat on.

Lastly, make SURE that you depreciate the property as the recapture applies even if you don't underrate the property while it's held as a rental so it's in your best interest to claim it now.

Rental Business: Is It True Amount Of Claim Will Not Affect Insurance Premium?

Hi, is it reue few of claims affect insurance premium more than amount of each claim. so for example if I have one big claim total $50,000 it will still be considered as ONE claim and therefore not feign future insurance premiums as much as say 3 small claims of $10,000 each!? THANKS.

For business insurance, both the frequency and the severity of the claim are reviewed. What they look at, on the whole, is the loss ratio - that means, the part you pay in, vs how much they pay out.

Even if you have a 20% loss ratio (they pay out 20% of what you paid in), if you have more than one or two claims, that's a major red hang down - especially if it's the same type of claim happening over and over. Because that's going to KEEP happening.

But if you get to 100% loss proportion, or over, you'll have to work darned hard to show them it was a fluke, and won't happen again.

But, if it makes you feel greater, rental businesses are really high risk, and you're not going to find many insurers willing to get off that type of coverage AT ALL. And it's going to be really expensive.

Will My Uninsured Motorist Claim Pay For A Rental Car Until I My Car Is Repaired If I Live In Texas?

I recently had an extra with an uninsured driver. My claim is an "uninsured motorist property damage" claim. I do not have "rental insurance". Is the rental get covered by UIM since if the other driver had liability coverage their insurance would have covered my rental?
Rental insurance coverage is for collision and comprehenisive. I skilled in that in most states UIM will basically act like the other driver's liability insurance and cover rental cost, but I am not unfaltering about Texas.


In Texas, if your claim is being covered under UMPD, you are entitled to trouncing debits of use with a rental car. Ask your claims adjuster.
